Acquisition Criteria

We seek value-added opportunities for which we can leverage our extensive real estate expertise, tenant relationships, and redevelopment experience. While we have the flexibility to acquire properties of any type, the following criteria are indicative of those opportunities we find most appealing:

Asset Categories Retail
Office
Mixed Use
Building Size 50,000 square feet or larger
Location Major metropolitan areas nationwide;
preferably in densely populated urban cores
Condition Value-added or underperforming properties requiring rehabilitation, repositioning, and releasing; or distressed properties requiring redevelopment work are preferred
Occupancy Vacancies or significant vacancies and short-term or expiring tenancies are acceptable
Demographic Preference Strong population density
Significant Hispanic population
No minimum household income
Ownership 100% fee acquisition
Purchase of bank notes
Joint ventures
Ground leases
Timeframe Our financial relationships allow for accelerated review and close of transactions, whenever appropriate.
